Buying in the Caribbean

There is new energy in the Caribbean property market, says James Burdess, Head of Savills Caribbean desk

Antigua

Character  There are more than 360 beaches around Antigua – word is there’s one for every day of the year. So, although communities are most established around the sailing centres of Falmouth Harbour and English Harbour, beachfront villas and apartments can be found across the island. Antigua is one of the world’s great sailing destinations, with crews harnessing the warm trade winds to explore crystal-clear bays and coves.

Property  There are three significant new developments under way. Just a few barefoot steps from Pigeon Beach, Windward Estate has plots for ocean-view villas in 93 acres of pristine waterfront. Rosewood Hotel and Residences at Half Moon Bay is developing custom home lots and branded residences at one of the world’s most spectacular crescent beaches. Pearns Point is creating development plots in 137 acres of lush peninsula on the west coast, with views to Montserrat and St Kitts and Nevis.

The Bahamas

Character  The Bahamas is a coral archipelago of 700 islands and thousands of cays scattered over hundreds of miles of turquoise seas. Palm-fringed white beaches, a barrier reef teeming with marine life, smart marinas, sailing and sea fishing – Hemingway moved to Bimini for this very reason – the Bahamas pretty much has it all. There is an active property market with a wide property mix, from inexpensive apartments to $55 million luxury estates.

Property  Nassau, the capital of New Providence, is a bright, sophisticated city with several established resorts. Built during the 1950s, Lyford Cay was the first residential resort in the Bahamas and is considered one of the most exclusive communities in the world, home to members of the Ford family and Sir Sean Connery, among others. Also on New Providence, the luxury resort community of Albany is set on 600 oceanside acres, and features a championship golf course and marina – the perfect departure point for exploring the remote, uninhabited islands and cays.

Barbados

Character  Beautiful resorts, designer shopping complexes and colourful nightlife meet scenic forests and white beaches on the edge of the Atlantic. The main focus for high-end property is in a corridor along the west coast between Speightstown and Sandy Lane – which has pretty much defined sophistication here since the early 1960s.

Property  There are homes along the west coast to suit all budgets, from apartments to beachfront villas. Like Antigua, there are some prestigious developments. These include Apes Hill, a luxury lifestyle resort with world-class golf and polo. Choose from estate homes or land packages to develop your own home. Then there’s Royal Westmoreland, another world-class golf, beach and spa estate on the west coast with homes to buy or design and build. Sandy Lane is something of a Bajan institution, a timeless classic in a beautiful setting with championship golf and spa facilities.

Cayman Islands

Character  The first dive shop in the Cayman Islands opened in 1957 and the area remains a favourite with the diving community. Little Cayman has a sheer coral wall that plunges 6,000 feet with a dazzling display of life and colour. But the Caymans are about much more than diving. Grand Cayman, by far the most developed, is where most international buyers head. The island has an established business community and an excellent range of activities, making it ideal for families.

Property  Homes range from contemporary apartments in impressive modern beachfront buildings to detached villas on the canal. Seven Mile Beach is the beating heart of Grand Cayman, close to most facilities and with the most expensive properties. Camana Bay is an impressive new community, while the upmarket, Deco-design waterfront resort of South Sound is ideal for anyone who wants a home with a boat berth.

Dominican Republic

Character  Surrounded by the Atlantic Ocean on the north and the Caribbean Sea on the south, this lush tropical island has 250 miles of the world’s top beaches. It also has one of the most varied landscapes in the Caribbean, with mountain ranges, waterfalls and a saltwater lake providing the setting for a variety of sports, recreation and entertainment. Golf greats such as Jack Nicklaus and Greg Norman have left their mark in the design of some of the island’s world-acclaimed golf courses.

Property  The Dominican Republic has a large and varied property market. There are pockets of high-end real estate, such as Amanera, a sanctuary perched above the golden sands in the north. Coming soon, Cana Rock in the east is a complex of apartments in the Hard Rock Golf Club at Cana Bay, just a few metres from the beach. There are not many places in the Caribbean where you can buy property at such an accessible level.

Grenada

Character  The Spice Island (scented by nutmeg) has historically been less well developed than many of its Caribbean neighbours. Forests shift to mangrove at the coast, giving way to stunning white-sand beaches, brilliant blue water and exquisite coral reefs. Hotels and homes are mainly situated in the south west or the attractive capital of St George’s. An increase in visitor numbers has led to more investment and the arrival of luxury hotels and resorts. Located in the lagoon just outside St George’s, Port Louis Marina provides the perfect base for yachts up to 90 metres (300 feet).

Property  The island is emerging as a high-end property destination. Laluna Estate is an exclusive development of villas with access to the services and amenities of the boutique hotel Laluna, which combines Italian design with Caribbean aesthetic. Set on Grand Anse Beach, Silversands offers a handful of exclusive villas dotted along the beach and in the hillside above. Residents can live self-contained, or make full use of the hotel’s considerable services.

Saint Lucia

Character  Saint Lucia is an island of soaring volcanic peaks, dense rainforest and strips of perfect white sand. North Saint Lucia is one of the most popular locations, home to the town of Rodney Bay and some of the best beaches, as well as popular nightlife spots. In the south is the luxury Sugar Beach Resort. Embraced by the twin peaks of the Pitons in 100 acres of lush rainforest, its grounds sweep down to the Caribbean.

Property  At the northern tip of Saint Lucia, on what used to be the sugar plantation, Cap Estate offers a range of exclusive waterfront homes, from apartments to substantial detached villas. Some of the island’s most sought-after properties are in Sugar Beach, either individual houses or a range of tropical villas that are part of the Residences at Sugar Beach.

Turks and Caicos

Character  The beaches of the Turks and Caicos are as close to paradise as you’ll find. Step from perfect white sand into shallow aquamarine waters – venture further out for corals reefs, and further still for deeper waters that serve as a regular commute for sea turtles, manta rays and humpback whales. There are seven main islands and about 40 small islands and uninhabited cays, with Providenciales the most developed and home to the international airport.

Property  Grace Bay, on the north of ‘Provo’, is home to the majority of the island’s major resorts, while individual villas can be found in the bays along the south coast. Keen sailors can find beachfront homes with a dedicated dock, while Amanyara has private residences surrounded by an 18,000-acre nature reserve of mangrove and lagoons. The Turks Cay Resort & Marina in Turtle Cove is a new resort that will be a world-class getaway nestled along a tranquil, natural beach cove.
